Overall, as an occupied home stager I focus on assessing the property, providing detailed recommendations, and guiding you, the homeowner, on how to effectively present their home to potential buyers. By using the sellers existing furniture, and space, I will transform the property into an appealing and marketable space that maximizes its selling potential.
I begin by evaluating the property, providing personalized recommendations, and guiding you, the home owner on editing items to make each room feel spacious, depersonalizing, and arranging your furniture. I will provide a detailed staging plan for you to execute, aimed at transforming the property into an inviting and visually appealing space that captivates potential buyers and increases the chances of a successful sale. Throughout the process, I will collaborate with you, ensuring you understand each recommendation and feel confident in presenting your home to the market.
The decorating and staging process involves implementing the recommendations from the initial assessment. This includes rearranging furniture, adding or updating décor elements to create a visually appealing and inviting atmosphere. I will strategically place accessories, artwork, and soft furnishings to highlight the property's best features, ultimately transforming it into an attractive and market-ready space that appeals to potential buyers and maximizes its selling potential through good quality online photos.
My de-staging process for occupied home staging involves removing the staged items that I brought in and restoring the property to its original state once it has been sold or the staging period is complete. I will take down my accessories, artwork, and décor to leave the property in a clean, clutter-free condition for the new buyers.
I am an Occupied Home Stager in the Dallas/Fort Worth, TX area. I'm originally from Ohio, where I married my High School sweetheart and have two grown kids. After moving around with the Air Force, our family decided to put down roots here in beautiful Texas!!
I have always had a passion for decorating and design. When I was young I changed my bedroom around often, as well as my friends and family's spaces. Because of this I decided to train and intern to become certified as a Professional Home Stager.
My passion involves assessing, depersonalizing, editing, and staging homes for sale by utilizing the sellers furniture, along with my own personal art and accessories to bring life and coziness to otherwise unedited spaces.
Living in the home while selling it can be overwhelming and challenging, but with occupied staging I can provide a clear plan to attract buyers before they move out. Most homes sell faster and for more money than those that are not, and I love helping others meet both of these goals!

Staged homes spend 33-50% less time on the market compared to non-staged homes, and typically sell for 20% higher.
It's better to have a fully furnished house, as buyers touring the property can imagine themselves in the home and visualize where their own furniture can be placed.
Most home buyers start their search online, looking at the photographs as reference. Staged homes can make those photos have a better first impression and entice the buyers to see the home in person, can sell faster, and for more money. Investing in the initial cost of Home Staging will still be less than having to drop the price if the home does not sell right away without staging.
The seller pays to stage a house by personally hiring a stager. However, the Realtor may offer to pay for staging services as part of the selling package or include the fee by adding it to the closing costs.
